The East Van condo market had a 46% sales to active ratio with an average price of $421k and a median price of $383k. The average price per sqft has been steadily climbing to a current average of $529/sqft (it’s $705/sqft on Vancouver’s Westside). There is still a good mix of condos available on the market, everything from new builds to reno projects to fully reno’d units in older buildings. The number of days a property is on the market is about two weeks – the first week of marketing before the open house, and then a week of the property being tied up with an accepted offer. One of the least expensive condos sold last month was this 492sqft, 1 bedroom, 1 bathroom unit in the Commercial Drive neighbourhood. This unit is a junior one bedroom (technically a studio but it has a separated bedroom space) in a well maintained older 1982-built building. Listed for $218,000, this unit sold 13 days later for $210,000.
