Real Estate Activity: East Vancouver Condos
The condo market in East Van continues to perform pretty well considering that it’s summer time. The number of sales was unchanged from last month, and within range of last year, and with a 20% sales to active ratio, people are buying! Average and median price have crept up to the mid to high $300,000’s, though price per sqft still sits under $500/sqft. Interestingly, the most active markets are the $400k to $700k price ranges, perhaps thanks to a lot of people realizing that value goes a little further on the Eastside where you can still find a great place in a vibrant neighbourhood.
The East Side is filled with lots of different options – older condo buildings, new modern buildings, renovated units, live/work units and loft buildings – let us know what you’re looking for and we’ll ensure you find it. Don’t hesitate to ask the WeLoveEastVan team any of your questions on value, units, buildings or the real estate process in general – we’re happy to help.
Recent East Van Condo Sales
#214 1545 East 2nd Ave
One of the least expensive East Van condos sold last month was this renovated 452sqft studio unit at East 2nd and Commercial Drive. With all new finishings, a new kitchen and bathroom, and a modern feel, this would be a great first place. There is no laundry in the unit, but here is shared laundry in the building (that’s not atypical for older East Van condos). The unit comes with 1 parking spot and a storage locker, and pets and rentals are allowed with restriction. The unit was listed for $215,000 and sold 65 days later for $210,000.
#903 718 Main St
The Ginger on Main St is a 2009-built building in Chinatown, one of the first to revitalize the neighbourhood. This penthouse condo has 2 bedrooms, 2 bathrooms and 1154sqft of living space along with a large balcony that overlooks the city and mountains. The unit is air conditioned and has a modern look and feel. It comes with 1 parking and a storage locker. This unit was listed for $728,000 and sold 12 days later for $714,000.
