East Vancouver Detached House Market Update – June 2016
The detached house market has been up and down this past year (admittedly, mostly up). The sales to active ratio this past month was 42%, which is up from the 41% last month, though down from the 51% high this time year, and the 35% we saw at this time two years ago. The average price for a detached house in East Van was $1.645-million last month, slightly down from last month, but up from $1.239-million at this time last year and up from $1.018-million at this time two years ago.
Thankfully, the detached house market in East Van has seen a continued increase in inventory over the last few months – we’re at 480 listings right now – which is more than the highest inventory numbers we saw last year (which was 460 listings in September).
The hotspots are Fraser, Grandview and Main.
