An Affordable Neighbourhood in East Vancouver

Are you looking for a 1 or 2 bedroom condo in Vancouver? I’m sure you’ve realized that above all else, budget remains paramount to in determining what you can afford.

Given this, I want to point prospective Buyers to an area of town that many may overlook: Collingwood. Sitting near the Joyce Station on the Expo Skytrain line, this Neighbourhood has a number of high rises (including newer towers) along with easy access to downtown and Metrotown via the Skytrain, and itself is surrounded by parks, shops, grocery and a vibrant, young community.

(If you’re looking for another great option, Hastings and Hastings East are closer to downtown and still quite affordable!)

The Joyce-Collingwood area has condos that range from a mid-1990’s build to towers that are currently in construction. There are smaller 4 stores buildings and 30 stores towers. Many of the units facing North have amazing, unobstructed views of the mountains and the city. The Skytrain line is on the North side of the Neighbourhood, so you may also get some noise, but it’s minimal (I live off a busy street near a hospital – you’ll get used to the noise, trust me). The streets within the Neighbourhood are only resident traffic, and the area is quite walkable, especially when it comes to daily errands and exercise.

Within the Joyce-Collingwood Neighbourhood are some great parks, green spaces, basketball and tennis courts.

There is a big Safeway a few blocks away for your grocery needs. Kingsway is also filled with a mix of restaurants to suit any taste.

In terms of real estate, Joyce-Collingwood offers a mix of options, from studios around $250k, to one bedrooms between $285k and $400k, to two bedrooms from $375k and up. Keep in mind that prices increase along with floor level, and newer buildings always command more. These Collingwood condos also have a variety of different amenities, everything from gyms, party rooms, pools, hot tubs, concierges and more. Every building offers parking, and many of the buildings also offer storage lockers.

Wall Centre Central Park is a new development going up in Joyce-Collingwood. The building is currently in pre-sea with units starting under $300k and going up in price from there.
