The East Vancouver townhouse and half duplex market has been a sporadic market with monthly fluctuations in average price, sales to active ratios, sales and total inventory. Average price is now sitting over $700k. This market is arguably the most varied, with townhouses as low as $300k and half duplexes well over $1-million, which can easily cause some variations in price. This market has also seen a lot of new inventory in the last few years thanks to new half duplexes and townhouse units that often sell quickly. This market currently has a 39% sales to active ratio, which is very high, indicating a strong seller’s market. With the price of detached houses continuing to rise, the townhouse and half duplex market will continue to see some interest from Buyers looking for more indoor and outdoor space.

You’ll find 3 bedrooms on the top floor, along with 1 bedroom in the basement (with separate entry for suite potential). There is a good sized front and back porch, front and back yard as well as a single garage. Listed for $1,085,000 + GST, this unit sold a week later for $1,053,333 (+ GST).
