Townhomes and Half Duplexes in East Vancouver saw decreases in every category last month: listings and sales both dropped, the average and median price dropped to $615,443 and $636,900 respectively, and the days on market dropped by almost 50%. Among these drops, the townhouse and half duplex market performed very well with a strong 33% sales to active ratio. This market has been strong with lots of interest from Buyers moving up from condos.

One of the least expensive townhomes that sold last month in East Van was in South Main’s Uptown at 2796 Prince Edward St. This 695sqft, 2 level loft has modern finishings, a great kitchen, second floor bedroom and bathroom, and a private patio & entrance off the front. The building has some great amenities including a common roof top deck, exercise centre, clubhouse and playground. It was listed for $388,000 and sold 48 days later for $380,000.

One of the most expensive half duplex sales in East Van is a brand new half duplex at Pender and Semlin in East Van. This unit feels like a detached home with high ceilings, open layout, gourmet kitchen featuring custom wood cabinetry, granite countertops, high quality laminate “hard wood” floorings & a huge private backyard entertainment or for your children & pets to play. Listed for $928,000, the unit sold for $882,182 only 12 days later.
