East Vancouver Real Estate Market Update – February 2015

The Vancouver Real Estate Market showed one of the busiest January’s it’s seen in years, and with less inventory to boot. The Detached market in East Van is busy, and we’re still seeing multiple offers and high bids within the first week a good property is listed. The inventory hasn’t been great so there hasn’t been much to choose from, but we’re hoping things increase as we move closer to the Spring. The condo market and townhouse market has also been busy, with a 17% and 22% sales to active ratio respectively. East Van is still seeing an influx of new builds – condos, townhouses and houses – and this isn’t expected to stop any time soon. A large new condo complex is starting development at Main and Broadway (the Independent), with new developments expected in Gastown, Hastings East and more. Buying brand new developments, whether they are condos or houses, leads to a slightly different process, and unique details that need to be taken into account in contracts and negotiations.
