The sales to active ratio of 43% is one of the highest we’ve seen in the last 3 years, whereas the average amount of inventory is one of the lowest. The townhouse and half duplex market is a strong market – a lot of Buyers want the chance to have their own front door and outdoor space in a smaller complex.
Keep in mind that units in smaller, boutique townhouse developments (like 4-plexes or 5-plexes) don’t come up very often, and units in new developments can sell quite quickly. One of the most expensive duplexes sold last month was this 4 bedroom (including a 2 bed mortgage helper), 4 bathroom, 1799sqft home in the Commercial Drive neighbourhood. This unit was built in 2015 with all the latest modern finishings, and has a backyard and a single car garage. Listed for $1,099,000, this unit sold 13 days later for $1,099,000.
One of the least expensive townhouses sold last month was this 1 bedroom unit in “Crawford Row”, a new complex in Strathcona. This 521sqft unit has 9′ ceilings, some restored heritage features, and high end features. The unit was listed for $399,000 and sold 7 days later for $383,000.
