The East Vancouver Townhouse and Half Duplex Market is performing really well, showing a 24% sales to active ratio, along with an increase in sales over last month. Interestingly, sales are down compared to last year. Prices are up slightly, now reaching the mid to high $600,000’s.
Of the sales, 23 of them were townhouses with an average sale price of $600,000 (most of these sales were in Mount Pleasant), while 14 of them were duplexes with an average price of $775,000 (most of these sales are in Grandview-Commercial Drive). It’s no coincidence that both the least expensive and most expensive units sold in East Van last month are from new (yet to be finished) developments. East Van is seeing a lot of new development, especially in townhouses as developers try to appeal to the growing number of families and professional couples looking for more space.
East Vancouver Townhouse and Half Duplex Listings and Sales
One of the least expensive East Vancouver townhouse sales last month was a small, 749sqft, 2 bedroom, 2 bathroom unit in Grandview Cascades, a new townhouse development in Grandview-Commercial Drive. The building will offer modern amenities and finishings, and units will come with parking and storage. This unit was listed for $399,000 and sold for $402,000.
One of the most expensive half duplex sales last month in East Van is this side-by-side half duplex built by Four Corners Homes. With 2204sqft, 5 bedrooms and 4 bathrooms, this half duplex is large and great for a family. The half duplex also has a rooftop deck, large crawl space, front and back yard and high end finishings like A/C. This unit was listed for $1,279,000 and sold for full asking price.
