The townhouse and half duplex market in East Van is a fairly steady market, with the sale number of sales as last month and a slight increase in listings. Prices remain in the mid-$600,000’s, though townhouses are typically less expensive that half duplexes. East Van is seeing a few newer townhouse complexes come up, including Quebec + 16th, Grandview Gardens and 616 Alexander. As developers try to fill the demand for larger, family homes (think 3 bedrooms, with 1500sqft or more) we should continue to see townhouse complexes come up for sale.

One of the least expensive townhouse and half duplex sales is this large 1 bedroom unit in the Jacobsen on East 2nd. This 821sqft unit has an extra den, along with it’s own townhouse entrance next to it’s large patio. The unit’s 11ft ceilings give it a spacious feel with the modern white design. The unit comes with parking and storage, and is designated Live/Work. It’s a great unit! Listed for $478,000, this unit sold 9 days later for $481,000.


One of the most expensive half duplexes sold last month in East Van was this 1570sqft, 3 bedroom, 3.5 bathroom unit on East 14th near Clark. This home was built in 2014 with all the modern amenities, and has a secure garage, south facing patio and potential for a suite. Listed for $939,000, this home sold 4 days later for full price.

  9. must provide a valid email address. The Registrant may be permitted to access the VOW only after the Participant has verified that the email address provided is valid the Registrant's agreement to the VOW's Terms of Use is confirmed.
  10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
