The East Van townhouse and half duplex market showed good sales and steady prices over last month, and last year. This market will continue to see new inventory next year with developers building more and more family sized townhouse and half duplex units. Something to note in the numbers is that though the average and median price increased this month, the average price per sqft decreased. One way to look at this is that units are getting bigger, though we need quite a few months of this stat to continue, as well as quite a bit new inventory.

One of the most expensive half duplexes sold in East Van last month was this 5 bedroom, 5 bathroom, 2068sqft home in Grandview. Built in 1995, this home could use a few modern updates, but the space itself is nice. The unit has a large south facing courtyard patio and a private deck off the third floor. Listed for $1,068,000, it sold 17 days later for $1,085,000.
One of the least expensive townhouses sold in East Van last month was also near Commercial Drive, in Grandview Cascades. This 1 bedroom, 1 bathroom unit has 548 sqft with it’s own private entrance was a pre-sale unit, with completion expected in December 2015. Listed for $299,000, this unit sold for $300,500 (not including new construction GST).
