The Oxley at 1632 E Pender Ave (between Commercial Drive and Woodland) is a new townhouse development scheduled for Completion at the end of 2016. This townhouse complex is built by Epix Developments and Circadian Developments, the same group who are currently developing the sold out 626 Alexander Townhouse complex in Railtown. Sales for the Oxley started last weekend, and a few units sold initially. This building will likely sell out quite quickly.
The Oxley on E Pender will feature 10 townhouse units: five 3 bedroom, 2.5 bathroom units and five 2 bedroom, 2 bathroom units. The building will also feature 5 studio units and 3 commercial spaces that the Developer will retain and rent out. The development will include parking (if desired, parking lift for a second car can be purchased) and storage if desired (it can be purchased for $3500 from the developer). The building will not have any common space except for the common courtyard (though it won’t be very big).
In terms of the actual build, the parking garage is completely underneath the building and not below grade which leads to easier maintenance over time, and the building will no have an elevator which is another feature that keeps costs low. The units will have a secure townhouse like entrance off the courtyard, with a ground level entrance leading to this courtyard. The building will be wood frame with a white brick exterior.
The location of the Oxley puts it right beside another boutique townhouse complex. It’s only a few blocks to a No Frills for Grocery, along with the best part of Commercial Drive. Woodland part is around the corner from the building, and you’re within walking distance to some great breweries, bars and restaurants. Strathcona, Chinatown, Gastown and Hastings East are a quick bike ride away. This area is definitely in a period of growth, with a few other townhouse complexes already built and bringing other families to the neighbourhood.

Two Bedroom Townhouses in the Oxley
The two bedroom units in the Oxley are just over 1000sqft in total. Upon entering the unit, you walk up a flight of stairs to the bedroom and bathroom level. One bathroom will have a walk in shower, while the other will have a tub. This level will be fully carpeted, though the Developer can install the same engineered flooring on this level as the other levels for an additional $5000. Moving one floor up and you’ll reach the kitchen, dining area and living room. The kitchen is in the middle of the floor, with the living and dining on either side. There is a covered terrace off the living room. The kitchen will feature grey cabinets and white countertops, with a light maple coloured engineered flooring. Moving another floor up and you’ll reach the 400sqft roof top patio. This patio will have a gas hookup for a BBQ and fire pit, and will offer views of the city and mountains. Though there is a chance some buildings can be built off Hastings, they will likely be only 4 stories high, which won’t block the entire view. The two bedroom units will face south, and will be facing East Pender St.
Three Bedroom Townhouses in the Oxley
The three bedroom units in the Oxley are just over 1200sqft in total. Upon entering the unit, you walk into the living, dining and kitchen area, with a powder room off to the side. Off the living area is a large 200sqft north facing patio with gas hookup. This patio will be great for views and some sunshine, though keep in mind that if a building is built on the other side of the lane that you will likely lose the view. Walking up one level will put you on the floor with 2 bedrooms, 1 bathroom, and a large laundry room/storage. Walking one floor further will lead to the master bedroom level with an ensuite and walk in closet, along with another partially covered terrace. The 3 bedroom units in the Oxley face north towards the lane.
