Riley Park is an area featuring both East Vancouver and the Westside with boundaries of 16th Ave to 41st Ave and Cambie St to Fraser St. For a little more information about the area, check out a previous blog post of ours: Riley Park-Little Mountain. The Riley Park neighbourhood is a hot spot for detached Buyers thanks to the great location straddling the East and West, putting you close to Main St and burgeoning Cambie St with easy access to downtown and other neighbourhoods in the city, near great parks (including Queen Elizabeth), and most importantly, in the same ‘hood as other young families creating a great atmosphere for kids and adults alike.

Riley Park has seen a significant increase in value as interest in the detached house market has shifted to East Vancouver, with a specific increase seen in the last few months (thanks to the busy Real Estate market). I’m going to focus this post on the north end of Riley Park (north of King Edward) and on the Eastside of Vancouver.

There have been 18 detached house sales in the north end of Riley Park since January of this year, with a mix of lot value properties, properties needing significant reno’s, renovated older homes and brand new homes. Most of the properties were 33’x122′ lots, which is important in this neighbourhood for zoning (re-build) purposes.

Riley Park has seen a few notable sales in the last few months. April and May both saw sales over $2.4-million for newer (2004 and 2013) homes on 33’x122′ lots, with another sale over $2-million. The average sale price for newer homes on 33’x122′ lots in (north) Riley Park since January was $1.993-million.

The average sale price for un-renovated / lot value homes on 32′ x 122′ lots in (north) Riley Park since January 2015 was $1.333-million, though that number jumps to $1.394-million if you remove the low $1,150,000 reno property sold in January before the market really started to take off. Just this week, a Vancouver Special in Riley Park was listed for sale for $1.498-million. The home is in good condition but needs a modern reno to the interior and exterior. It backs onto Grimmett Park which adds a lot of value to the location.
