East Vancouver has two new developments near Main St in Mount Pleasant that are getting close to being finished and ready for move in. We’re seeing quite a few new listings from these building hit the market (still being sold by the developer) so new Buyers looking for something brand new will have some options.

Many of the units have already been snapped up by eager buyers purchasing off the floor plans from the building’s presentation centre (which have been open for months now). The benefit of building a condo building just before completion is you can (often, but not always) walk through the unit to see exactly how the unit feels and what the view is like.

Keep in mind, when buying units directly from the Developer, that you have to add a 5% tax to the sales price, so the final price is always higher than advertised. There are quite a few other differences when buying a brand new condo (or townhouse) unit directly from the developer, and these are situations where having your own realtor representation is of utmost importance – you want to know exactly what you’re paying, what you’re entitled too, and what the unit will be like when it’s completed. Developers have a team of Lawyers look over their contracts to ensure the contracts are in the Developers favour, so you want to make sure you have representation on your side to fight for your needs and wants. Onni Developments is developing Block 100 (seen in the above photo) – a new development scheduled for completion in Winter 2015 and Spring 2016 with 231 units (both townhouses and condos). The units will vary from 465sqft to almost 1200sqft. The building will offer a ton of amenities including roof top decks, a gym, party room and more. There will be commercial units on the ground floor.

Central: 1618 Quebec St.


Central is the building in East Vancouver that you’ve been watching progress of for months – it’s the unique upside down “U” shaped building. Built again by Onni, this building located at 1618 Quebec St will have 304 units over 22 storeys. The units will range in size from 515sqft to just under 1500sqft.

The building will offer lots of amenities, including: Yoga & Pilates Studio, Study Room, Exercise Room, Lounge, Steam Room, Theatre Room, Dining Area, Games Room, Concierge, Rooftop Terrace.

Central should be finished in the Winter of 2014.

  9. must provide a valid email address. The Registrant may be permitted to access the VOW only after the Participant has verified that the email address provided is valid the Registrant's agreement to the VOW's Terms of Use is confirmed.
  10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
