Why Vancouver Specials Make the best Two Unit Houses

One of the great things about detached houses in Vancouver is the fact that they’re all so different. Certain architecture styles have some similarities, but consider that a house can have multiple owners over the years (or perhaps original owners), different levels of maintenance, various renovation projects and unique interior design ideas that can differentiate one property from another. There surely is a house out there to match what you’re looking for, and if not, you’re likely particular enough that you’re willing to create it yourself!

One trend I’ve noticed recently (in no small part to having clients looking for this type of property) are homes that have two fairly comparable units (typically top and bottom units) to offer owners a modern style of ownership. The key factor here is a lower level unit that’s larger than normal, above ground, bright and nicer than your normal basement unit. These types of properties allow for more equal homes which can be beneficial for a variety of different situations:

  • a group of friends looking to own one house together
  • a family looking for a decent ground floor space for aging parents
  • a couple looking for a small(ish) living space with a decent sized income unit to cover a bigger part of their mortgage
  • an investor looking to own a property that would likely rent to families and professionals

Vancouver Specials are the style of architecture that take well to this kind of design thanks to the above ground lower levels and boxy shapes. Two recent sales exemplify this trend, with modern interiors to make the units feel brighter, cleaner and larger. This property is located on a quaint little street off Commercial Drive, between E 4th Ave and E 5th Ave. It’s treed, neighbourly and ends at the large McSpadden Park. The home has just over 1800sqft of interior space, with a 3 bedroom top floor unit and a 2 bedroom ground floor unit. Both were recently renovated and to a very high standard, with a nice backyard and patio/deck space. This property is located on the north end of Commercial Drive, on a great street with a variety of different architecture styles. This home also has just over 1800sqft of interior space, spread evenly over the two floors. Each floor has the same floor plan, with 3 bedrooms and 1 bathroom, which was all renovated in a modern, bright style. The property is a standard 33×122 lot with a double garage and great patio/deck space.
