City Lights, at 1707 Charles St, is a great condo building just off Commercial Drive in East Van. This 1997-built building has 36 units including both residential units on the second and third level and commercial units on the street level. Of the residential units, there is a mix of 1, 2 and 3 bedroom units ranging from 600 sqft to just over 1200 sqft, with the top floor units having two interior levels. Units in City Lights come with in suite laundry and gas fireplaces, and great floor plans that take advantage of the space and big sqft. Being just off Commercial Drive, units facing West will encounter some street noise, along with units on the south side, units on the east side have great balcinies and top floor units have skylights on the top level. 1707 Charles St offers underground parking but no storage locker. The building features a common roof top patio with a BBQ, patio furniture and incredible views! Other building amenities include large garden courtyard, common room with full kitchen and fireplace, tool area/work bench and bike storage.

In terms of maintenance, 1707 Charles does have a Depreciation Report, and based on the suggestions in the report, the Strata decided to raise the maintenance fees to start building a strong contingency fund (which is a good decision!). In addition, the building has been rainscreened!

The location of 1707 Charles St is pretty fantastic. You’re sitting in the better part of Commercial Drive, within a couple blocks of great coffee shops, delicious restaurants, grocers (including organic), parks and the other amenities on The Drive. You’re a 10 to 15 minutes to the Commercial Drive Skytrain Station, a couple blocks away from bus stops and near bike routes that can take you to Main St, the Westside and Downtown. You can walk to Strathcona, Gastown and Hastings East.

The term Virtual Office Website ("VOW") refers to a Participant's (REALTORS®) Internet website, or a feature of a Participant's Internet website, through which the Participant provides real estate brokerage services to Registrants (clients and prospects) with whom the Participant has first established a relationship where the Registrant has the opportunity to search for MLS® data, subject to the Participant's oversight, supervision and accountability.   10. understand the Participant must at all times maintain a record of the name, telephone number and email address supplied by the Registrant, and the username and current password of each Registrant, such records to be kept for not less than 180 days after the expiration of the validity of the Registrant's password. If the Board/Association has reason to believe that a Participant's VOW has caused or permitted a breach in the security of the data or a violation of MLS® rules related to use by one or more Registrants, the Participant shall, upon request, provide to the Board/Association a copy of the record of the name, email address, telephone number, username, current password, and audit trail, if required, of any Registrant identified by the Board/Association to be suspected of involvement in the violation.
