Champlain Heights is the neighbourhood in East Vancouver bordered by Boundary to the East,Kerr St to the West, E 54th to the north and the Fraser River to the south.
You may have heard about a new community that everyone is starting to talk about – River District and the Champlain Heights neighbourhood. This neighbourhood is located in the southernmost area of Vancouver proper just off the Fraser River and Southeast Marine Drive. This neighbourhood puts you within a short bus ride to the SW Marine Canada Line Station, the Knight St Bridge and within a short drive to Downtown Vancouver, Burnaby, Richmond and New Westminster.
Though real estate in Champlain Heights is a mix of detached houses and condos, the newest area of the neighbourhood is called River District (along the water) and features a new community centre (River District), parks, tennis courts, daycares, a boardwalk, and future plans for a pedestrian only shopping centre with shops, restaurants, schools, grocery stores, coffee shops and more. Wesgroup, a large Developer in Vancouver, is in the midst of creating the large new community. This area has already started to come to fruition with new condo buildings and townhouses with many more phases planned for the next few years. Champlain Heights has become quite popular in the last year or so thanks to a few different factors: prices and new development. Champlain Heights has a combination of newer and older high-rise towers, low-rise buildings, townhouses and detached houses (including Vancouver Specials and characters house on large lots), though the detached houses are north of SE Marine Drive.
