Fraser is a neighbourhood that surrounds Fraser Street in East Vancouver. The boundaries of Fraser are E 22nd Avenue to the north, West 49th Avenue to the south, Prince Edward St. to the west, and Windsor St. to the east.

Home prices in this area can vary, depending on the lot size, upgrades to the home and proximity to the Vancouver Peat Bogs (which can affect the structure of a house and is something you’ll want to confirm if moving into the area). You’ll find a plethora of Vancouver Specials for sale in the area as well as Craftsman style homes in the Kensington-Cedar Cottage area. There are also quite a few townhouses/half duplexes in the area, with affordable low rise apartment buildings near the main streets. There are a few new developments in the area as well and that should continue as this area becomes more and more popular.

The intersection of Fraser and Kingsway has become a got to destination thanks to some great new restaurants and coffee shops: Matchstick Coffee, Sal y Limon, Savio Volpe, Les Faux Bourgeois, and more. You’re not far from Mount Pleasant and Main St, and have some great parks, Mount Saint Joseph Hospital, etc.

A little bit about the Fraser Neighbourhood in East Van

A few blocks east of Main Street sits Fraser street, another one of Vancouver’s older East Vancouver thoroughfares. In 1872, Fraser Street was known as North Arm Road. This road was constructed to give farmers access from the north arm of the Fraser River to the markets where most people had settled (around Downtown). The street was renamed to Fraser when technology advances and an influx of new residents changed the dynamics and need of the street.

Community

Fraser is a community comprising of many different ethnic communities and commercial districts. In the northern part of Fraser, between East 24th and East 28th, you’ll find many Chinese, Vietnamese, Filipino, Russian communities, restaurants and more. In the southern part of Fraser, between East 43rd and East 50th, is the Punjab area – which is officially recognized by the City of Vancouver as such. The Vancouver-famous “Punjabi Market” is around East 49th by Main and Fraser. Here you can find Indian restaurants, food, grocers, jewellers, clothing, sweets and more.

Fraser also encompasses an area known as Kensington-Cedar Cottage (just east of Fraser St). Though much of this area speaks English as a second language (according to BC Stats), that is very much changing as this area becomes an affordable option to everyone looking to buy a single family home in Vancouver. This area of town is also home to Charles Dickens Elementary, one of the top rated Elementary schools in all of Canada.

In terms of schools, the Fraser Street area is served by Charles Dickens Elementary(and Dickens Annex), Nightingale Elementary, Livingstone Elementary, McBride Elementary (and McBride Annex), Brock Elementary, and Tupper Secondary.

Transit

Quite a few buses serve this area, utilizing the main streets. The area is in between the Skytrain stations (east of Kingsway) and Canada Line stations (on Cambie), so it’s not very well served by rapid transit.

Community Centres

Fraser Street area is served by two nearby community centres.

One of those is the newly renovated and very big Hillcrest Community Centre near Queen Elizabeth Park. Offering a skating rink, baseball fields, large swimming area (with pool, kids pool, hot tub, sauna, steam room, etc), gym, and lots more.

Kensington Community Centre in Kensington Park at Knight and 33rd. Offering many programs for people of all ages, including fitness, gymnasium, pottery, dance studio, pool and more.
