Victoria is a neighbourhood that lies on the eastern side of Vancouver. The boundaries of Victoria are E 22nd Ave. to the north, W41st Ave. to the south, Argyle St. to the west, and to the Nanaimo St. to the east.
Victoria is located just south of Trout Lake, and to the east of Knight. Kingsway runs through the center of the district, so with that being the main thoroughfare in the area, most of the real estate in Victoria (condo and townhomes) sit close to Kingsway, with some of the detached houses moving a little further south. The Nanaimo Skytrain Station marks the Northeast corner of the district, so with easy access to transit, this area of town works well for people looking for affordable homes with access to the city.
Condos can be pretty affordable in Victoria, with a mix a older and newer buildings, on major streets and in quiet areas. As said earlier, most of these condos are either on Kingsway, or only a few blocks off the main road so the neighbourhood amenities like shops, restaurants and parks are not too far away, and there are lots of options for transit – with easy access to downtown and Burnaby. Commercial St (which is what Commercial Drive turns into south of Victoria Drive) is a quaint and often over looked neighbourhood in Vancouver. This street (and the surrounding area) have some great newer condos and townhouses (like Brix and Brix II). In this location, you’re a quick walk to Trout Lake and it’s amazing community centre, along with the Commercial Drive-Broadway Skytrain station.
Detached Homes in Victoria are often bungalows, Vancouver Specials and mid-century Vernacular with livable square footages of less than 2000sqft and not very much curb appeal, though they often have large lots, so there is room to build additions. Ensure you’re not in any bog area near Trout Lake, as this can affect the structure of the house.
